Hoppe Development creates senior mixed-income housing model for Lexington

LEXINGTON — Hoppe Development is opening the first phase of Vintage Rows, an innovative 55-unit mixed-income, mixed-product neighborhood in Lexington, which provides an active community for seniors.

In this phase, the Hoppe team celebrates the opening of 35 units of affordable multifamily housing for rent targeted to households with one member over the age of 55. The ribbon cutting ceremony will take place on Friday, October 11th at 1:00 pm at 1231 Liberty Drive.

The Hoppe Development team took a holistic, neighborhood-scale approach to delivering the Vintage Rows neighborhood. The development serves as a model for mixed-use housing by offering a unique blend of affordable and market rental and ownership opportunities side-by-side in one neighborhood. Vintage Rows is supported by comprehensive amenities, such as a walking trail and pond, outdoor senior exercise equipment, and community space to support an active lifestyle and to cultivate a unique sense of community.

“Vintage Rows represents a novel way to meet diverse senior housing needs, where affordable housing and amenities are both considered community assets and integrated into the project design,” says Fred Hoppe, Principal of Hoppe Development. “We appreciate the collaboration with the City of Lexington, who has worked with us creatively to support both affordable rental and ownership opportunities to meet a variety of housing needs in the community.”

Other project facts for this phase include:

  • 35 units of senior affordable housing supported by the Nebraska Investment Finance Authority targeting income qualified senior households (household member 55+)
  • Approximately 20 units of affordable for-sale housing in a zero entry configuration attractive to households looking to age in place
  • A community center and pavilion, walking pathway and pond, and outdoor recreation equipment

This phase of the development was supported by the City of Lexington, the Nebraska Investment Finance Authority, the Nebraska Department of Economic Development, Midwest Housing Equity Group, Sugar Creek Capital, and the Midwest Housing Development Fund. Architectural and neighborhood design services were provided by DeOld Andersen Architecture, engineering by Olsson, and interior design by IE Design.
